- All Sales are open to the public
- Any interested bidder must be present at sale time
- All bidders must be 18 years of age or older
- Bidder will be required to provide a letter of credit from a financial institution with the maximum limit of credit for each property
- Bids must be in a minimum increment of $1.00
- The winning bidder must bring in a certified check payable to the Johnson County Sheriff for the amount of their bid by the end of the civil department’s business day. (If funds are not received generally the sale will be re-held on the next business day. Listen for announcement at sale time)
- Prior to the sale the Sheriff cannot grant access to the property. If you attempt to go on the property you do so at your own risk, as you have no legal right to be on the property.
- There are no warranties attached to the sale property
- Sales may be cancelled any time prior to the sale without notice.
- Winning bidders will receive a Sheriff’s deed to the property unless redemption is allowed (see individual property information). If redemption is allowed a certificate of purchase will be issued. When the redemption period has ended a Sheriff’s deed may be issued.
- The Sheriff does not guarantee clear title to the property.
- The Sheriff does not have knowledge about any liens that may or not be attached to the property. It is recommended that you contact your own counsel for legal advice about these issues.
- Announcements made at sale time that are in conflict with the above information take precedence.
